It is the responsibility of the bidder to check the court file to verify all information. The successful purchaser has the sole responsibility and expense of any kind of taxes, liens or evictions without representation as to the quality of the title and without recourse to the Will County Sheriff's Office. These sales are also subject to confirmation by the Twelfth Judicial Circuit Court.
At the time of registration, the buyer must show the sale’s officer certified funds for 10% of the amount that the buyer is willing to pay on the property they are bidding on. If they purchase the property, the entire amount of certified funds must be turned over to the sale’s officer as a down payment on the property, and a receipt along with the Abandoned Relief form amount will be given to the successful bidder prior to leaving the courtroom.

Pursuant to Section 11.00 of the Rules of the Circuit Court of the Twelfth Judicial Circuit, The Will County Sheriff's Office will assume the role of Court Auctioneer in all Judicial and Foreclosure Sales entered on or after September 1st, 2015. (Rules that apply to the Sheriff's sales are found on the website of the Will County Circuit Clerk and listed under subsection 11.00 Judicial and Foreclosure Sales).

All judgement orders entered on or after September 1st, 2015 must be sent directly to the Sheriff's Office Foreclosure Department, located at 100 W. Jefferson Street, Room 130, Joliet, Illinois 60432.
Prior to sending a certified judgement order, the Attorney's will need to request log-in access from the Sheriff's Website to submit documents to the Sheriff's Court Auctioneer.
